Professionals and their families are relocating to the safe, healthy small communities in the Lake George/Warren County region of the Southern Adirondacks.
Who wouldn’t want to work remotely from the shores of Lake George or ten minutes from the ski slopes or a hike in the Adirondacks? NPR ran a story on November 16 about how small cities are a big draw for remote workers during the pandemic. CBS Miami projected on November 4 that working remotely is expected to continue after the coronavirus pandemic is over.
September 2020 showed a continued strong housing market in this area, bucking the normal seasonal slowdown. Based on data from the Southern Adirondack Realtors covering Warren, Washington, Saratoga, Essex and Hamilton counties, every major metric is stronger this year compared to 2019:
- 31% increase in closed sales
- 10% increase in median sales price (to $280,000)
- The average sales price jumped to $337,558 – a 15% increase
Yet the “Housing Affordability Index” decreased only 4.8%, showing buyers in the region have more money available for housing costs.
The market is so strong, the inventory of homes available for sale is down by more than a third from September 2019. Days on the market decreased 6% to 61 days! The “Months Supply of Inventory” was 4.3 — down 40% from a year ago when it was 7.2.
The quality of life in Warren County is second to none. Budget Travel Magazine named Glens Falls one of America’s Coolest Small Towns in 2017. Ski Magazine reported that Gore Mountain offers the most skiable terrain with incredible glade skiing and family-friendly terrain and “views all around that’ll blow your mind.” And, of course, we have the Queen of American Lakes, named one of the six most beautiful lakes in the United States by ABC News.
